The level 1 home survey aims to provide you with peace of mind regarding your new home.
A condition survey focuses on assessing the condition of the major elements of a property, providing information on their age and present state. This type of survey aims to evaluate the overall condition of key components and systems within the property.
It typically includes an inspection of elements such as the roof, walls, floors, windows, doors, and other visible features. In the report, any significant concerns or issues that are identified will be highlighted using a user-friendly ‘traffic light’ system.
The Level 1 Home survey is indeed the least detailed survey type available, the purpose of a condition survey is to provide an overview of the general condition of the property’s key elements and assist in understanding its maintenance and repair requirements.
The RICS Level 1 Home Survey is specifically designed for conventional properties that are either new or nearly new. It is suitable for properties that are in reasonable condition and have a readily available maintenance history. This type of survey is not intended for buildings that are over 5 years old, properties with non-standard construction, or those known to have existing defects.
For properties that are older, have non-standard construction, or are known to have defects, it is recommended to consider more comprehensive surveys, such as the RICS Level 2 Home Survey or the RICS Level 3 Home Survey, which provide more detailed assessments and recommendations.
